Question: What should I do to increase the value of my property and yet not over-improve it for the area and location I live in now?

Answer: There are really several answers to this question, and you can seek further guidance and detailed input via a direct discussion with a local REALTOR®.


1. MAINTAIN THE ASSET:
My first answer would be to maintain and manage your property or hire specialists to come in on an annual basis to do your roof, siding, windows, and all mechanical and water systems. Maintaining is cheaper than replacing or repairing.  Home warranty systems are a brilliant way to save thousands on out-of-pocket home repairs and system repairs.  Look at AHS (American Home Shield) or ask me for details. Pay a flat fee and cover appliances, mechanicals, roof leaks, etc. I offer them to my sellers and buyers. It is smart money spent!  

2. WHICH IMPROVEMENTS?    
When considering improvements/remodeling, etc., my suggestion would be to remember that some will never give you a return, dollar for dollar. However, if you want them for you or your family, then invest in them, i.e. adding an outdoor kitchen and pool. Though the joy of living and sharing your abode is priceless, don’t forget to create a budget, comparison shop, and ask your REALTOR® or friends for referrals to reliable/accredited vendors! 

3. PLANNING TO SELL:
If you are planning to SELL in the near future, or even planning further ahead (that’s great as you will enjoy it before selling), then definitely meet with an experienced professional local REALTOR® to create a plan tailored to you and your needs/timing/resources.  Some of these improvements will bring you a huge return and others would be a waste of money/time. The key is to identify the top to-do list and plan your timing.   Having great vendors to help with the orchestration of the plan is key, too. Your REALTOR®'s network will help you expedite your plan.  

4. VISUALS  MATTER:   Lastly there is the staging plan, which is about the buyer’s visual experience from the drive-by, to the front door, to the home /property tour. Again your REALTOR® will create and guide you through this and the right plan for you.
