Being a full-time realtor in NH for the past 15+ years has been a blessing. It truly has been an honor and a pleasure to meet so many families and help them make their dreams come true by purchasing one of the most expensive items they will purchase in their lifetime. In one of my last accepted contracts, we were in a bidding war with multiple offers. Working together, we came up with a strategy to handle the situation. When our offer was finally accepted, I called my clients to share the good news; they literally screamed on the phone. That's the best feeling in the world. It never gets old to be part of the excitement and watch the dreams come true and unfold!

The National Association of Realtors unveiled its 'Housing Hot Spots for 2025' list, detailing the top 10 housing markets nationwide. New Hampshire is in the top 10. Having dealt with numerous out-of-state clients and friends, I can attest that there has been an influx of out-of-state residents. NH is highly desirable and appealing to all, from our coastline, lakes, and mountains to its proximity to Boston and lack of income and sales tax.

We are still seeing limited inventory going into 2025, but the days of receiving 18 offers in a weekend are, for the most part, in the rearview mirror. Occasionally, we see multiple offers, but there may be only a few. We are seeing longer days on market and now even price reductions. It doesn't matter what time of the year you are selling or buying; there are always people looking to move for work, personal reasons, downsizing, upsizing, etc.

According to the NH Association of Realtors in the NH November housing market report: "The inventory crisis continued to push home prices up in November, as the median price of a single-family residential unit in New Hampshire was $500,000 – an 11 percent increase over one year ago and the most expensive November in the State's history."

Having been a New Hampshire resident all my life and moving to Bedford when Kevin and I got married approximately 26 years ago, raising our two sons, Zachary and Nathan, there is no other state we'd prefer to live in. Zach and Nate graduated from the Bedford School System, with Zach earning his Bachelor's Degree in Business from St. Anselm's College in 2024. Nate will be graduating this spring from St. Anselm's College, earning his Bachelor's Degree and taking one more year to complete his Master's Degree in Criminal Justice. Nate was also fortunate enough to do an internship last fall with the Manchester Police Department. He had the opportunity to witness all aspects of how the department is run, including ride-a-longs with officers. It was a great experience for him, and he enjoyed it. Zach completed an internship this past summer and was offered a position in Boston, which he started in January after returning from a family vacation. Kevin has been selling software for the past several years in the AI industry and is enjoying his time doing that, concentrating on healthcare on the Eastern Seaboard.

Real estate has adopted a few new rules; examples are:  buyers must sign a written contract with their agent before viewing any property, either a buyer agency agreement or facilitator agreement. The contract must state the realtor's fee and what services the realtor will provide. The sellers can now decide how much they are willing to pay a buyer's realtor. This information can no longer be published in the Multiple Listing Service.

At the end of the day, it doesn’t matter if you are a first-time homebuyer, a client building their dream home from the ground up, an investor, or a homeowner wanting to sell; I’m here to help you all.
