Is the New Hampshire housing market still in demand?
If you’ve followed the media over the past two years, or even just chatted with friends at the local coffee shop, the topic of the real estate market has likely been one of choice. According to a recent article on Realtor.com, the Manchester/Nashua area was the hottest market in the country in December 2022. You read that right, the hottest market in the country. So what does this mean for real estate in 2023? Is it a good time to sell or buy?
The short answer is YES, YES, YES. The inventory is still historically low in NH, including Bedford. Because of the lack of inventory, if a property is in good condition and priced correctly (that’s where a qualified, experienced agent can advise you), you’ll likely receive multiple offers, perhaps over asking. This is not necessarily the case in other parts of the country—or even other New Hampshire towns—but the key here is real estate is local. Bedford is in demand for so many reasons. You know, you live here!
If you’re thinking of selling in 2023, the lack of current competition will also help to sell your property. Remember during Halloween there was a candy shortage, and you only had a few choices to buy? Whatever was left may not have been your favorite, but you still needed candy….so you bought it. Well, the same is true for homes this year!
How do I find the Right Realtor Partner? You’ve decided to make a move but need the right REALTOR® to ensure you have a seamless, fun, and stress-free process. Interview your agent, do some research, and read their online reviews. An experienced agent should be familiar with the current market, local inventory, and offer trends. What do I mean by offer trends? When the market changes, the offer verbiage and terms inside contracts change as well. Last year, some examples were waiving inspections, language regarding appraisals, and even terms allowing sellers to remain in their homes for a certain time after closing (also known as a rent back).
A great agent will prepare you for the kind of offers you will receive, as well as be able to craft a winning offer when you’re looking to buy—all while being a skilled negotiator. Communication is also key both with you, as well as the other agent involved.
